Can I tour the apartment virtually before driving over?

Yes. We've shot full Matterport 3D walkthroughs of both the 1-bedroom and 2-bedroom layouts — you can walk room to room, check sightlines, and peek into closets right from your couch. Find them on the Gallery and Apartment pages.

Are evening or weekend tours available?

Yes — we regularly accommodate evening and weekend tours by appointment. Just request your preferred window on the tour form and our leasing team will confirm.

What if I'm out of town?

We host live video tours over FaceTime, Zoom, or Google Meet. Many of our residents have leased fully remote — just mention you'd like a video tour when you reach out.

How do I apply?

Submit the online application from the Apply page. Every adult who will live in the unit (18+) needs to complete their own application. Most decisions come back within 1–3 business days.

What income do I need to qualify?

We require gross monthly household income of at least 3× the monthly rent, verified through pay stubs, offer letters, tax returns, or bank statements. A qualified co-signer or guarantor may be considered if income alone doesn't meet that ratio.

What does the background and credit check cover?

Screening includes credit history, eviction history, criminal background, and rental history. We look at the full picture rather than a single hard cutoff — recent evictions, unpaid balances to prior landlords, or relevant violent or property-related convictions are typically disqualifying.

Is there an application fee?

Yes, there's a non-refundable application fee per adult applicant to cover the cost of screening. The exact amount is shown on the application before you submit.

Do you accept Section 8 or other housing vouchers?

We comply with all federal, state, and Cincinnati fair housing laws. Reach out to pm@horanrosenhagen.com about your specific voucher program and we'll let you know what's required.

Are pets allowed?

Yes — we're a pet-friendly building with specific guidelines: one pet per apartment, 40 lb weight limit at maturity, and restricted breeds are not permitted. Cats and small-to-medium dogs are welcome.

Which breeds are restricted?

Accepted Answer

Pit Bulls, Rottweilers, Doberman Pinschers, German Shepherds, Chow Chows, Akitas, Wolf hybrids, and any mix that includes those breeds. This is consistent with our insurance carrier's requirements.

Is there a pet deposit or pet rent?

Yes — a one-time non-refundable pet fee plus monthly pet rent applies. Exact amounts are confirmed at lease signing. Service animals and ESAs documented under the Fair Housing Act are exempt from pet fees, but we'll still ask for the standard documentation.

What do you need from me about my pet?

Current vaccination records, a photo, breed, weight, and your vet's name and number. We ask for these before move-in so we can confirm the pet fits our policy.

Is parking included?

Off-street parking is available for residents on the property. We'll confirm which spot(s) come with your specific unit at lease signing.

Where do guests park?

Guest parking is on-street along Montgomery Rd and the side streets in Pleasant Ridge. Please ask guests not to block resident spots or driveways.

Are EV chargers available?

We don't have on-site EV chargers at this time. There are public Level 2 and DC fast chargers within a short drive in Norwood and Oakley. Email pm@horanrosenhagen.com if charging access is important to you — we can talk through options.

How walkable and transit-accessible is the location?

Very. You're walking distance to coffee, restaurants, Kroger, and Pleasant Ridge Park. I-71 is about 2 minutes away, I-75 is 8 minutes, downtown Cincinnati is 12 minutes, and CVG Airport is 25. Metro bus routes run along Montgomery Rd.

How do I submit a maintenance request?

Use the Residents page to submit a request — you can attach photos so we know exactly what we're walking into. Routine requests are typically scheduled within 1–2 business days.

What about emergencies after hours?

True emergencies — active leaks, no heat in winter, no AC during a heat advisory, lockouts, electrical hazards, or anything threatening safety or the building — should be called in immediately to (859) 592-9069, day or night. For life-threatening emergencies, call 911 first.

Who handles maintenance and management?

Los Angeles Living is owner-operated and professionally managed by Horan & Rosenhagen. That means the same small team you meet at your tour is the team that handles your lease, your maintenance, and your renewal — no offshore call centers.

What utilities are included?

Water, sewer, and trash are typically included. Residents are responsible for electric, gas (where applicable), and internet. Exact utility setup is confirmed in your lease.

Is internet already wired?

Yes — each apartment has its own dedicated fiber-optic line ready to activate. You choose your own provider and plan.

Los Angeles Living is a non-smoking property. This includes cigarettes, vapes, and cannabis, inside units and in common areas. Smoking is permitted only at a reasonable distance from the buildings outdoors.
